What came with the house, and what did not
Across the Hull Street corridor, Brandermill, Woodlake, and the western Chesterfield subdivisions, a large share of irrigation systems went in at construction. The homeowner inherited a working system and, typically, none of the paperwork that should have come with it.
Three things are usually missing: a zone map showing which valve feeds which area, documentation of the backflow assembly type and its certification history, and any record of what pipe diameters and head models were installed.
None of that matters while the system runs. All of it matters the first time something fails, because a technician without a zone map spends the first part of every visit rediscovering the system. Ask for the map to be documented during the first service visit - it is a one-time cost that pays back on every subsequent one.
Why flat new-build lots hold more water
The instinct is that a new system is a resilient one. For freeze exposure, the opposite is frequently true, for a reason that has nothing to do with component age.
Much of Midlothian's newer development sits on flat terrain. Flat lots produce long lateral runs with shallow grade, and shallow grade means water does not collect toward a single low point where it might be cleared in one pass - it stays distributed along the pipe after the controller shuts off. A sloped older lot concentrates its water; a flat new one spreads it.
Chesterfield County clay compounds it. Where sandy soil lets residual moisture percolate away from joints and fittings, clay holds it in place, right where it will expand against a valve body or a fitting when it freezes.
The regional freeze pattern does the rest: Midlothian sits in the transition between coastal plain and Piedmont interior, so mild stretches get broken by fast-moving Arctic air that drops temperatures into the teens within hours. Warranty and HOA obligations worth checking
Two documents are worth reading before your first winter in the house.
The builder warranty. Coverage on builder-installed irrigation is usually short and almost never extends to freeze damage, which is treated as a maintenance failure rather than a defect. A cracked backflow assembly in your second spring is your cost, not the builder's. Read the exclusions rather than assuming.
The HOA covenants and the water authority requirements. Many Chesterfield communities require annual backflow certification on irrigation connections, and the obligation runs for the life of the system rather than ending after the first test. Heritage publishes backflow testing at $69.95 and can perform and document it during the winterization visit.
If your community has a shared irrigation meter or a common-area system, find out which side of the line your responsibility starts on before there is a failure to argue about.
The service itself
The sequence does not change for a new system: system review, controller and supply setup, zone-by-zone compressed air purge with multiple passes per zone, backflow shutdown and drain, controller winter configuration, and documented component conditions.
The zone purge is where the time goes, and on a twelve-zone Woodlake or Brandermill property it is most of the visit. That is the step to protect when comparing quotes - a cheaper price almost always means fewer passes per zone rather than a better rate.

Building a record from year one
A system you inherited with no documentation gets easier to own with each service that is written down. From the first visit, keep four things:
- The zone map, once it exists.
- Which zones were purged each fall, by number.
- Backflow assembly type, condition, and certification dates.
- Any component issue flagged, and whether it was addressed.
Four years in, that file is what turns an intermittent fault into a twenty-minute diagnosis. It is also what you hand the next owner, which is more than the builder handed you.
